New roof, gutters, wood rot repair, new flooring, heavy cleaning, and paint.

I hate having to re-paint every few years.Similar to @Jaron Walling, I look for properties with slab/foundation problems.....

The house was freshly painted before they moved in.

It also helps if you start to keep everything the same(flooring choice, paint agreeable grey, fixtures, vanities) the more that you can systemize the better every step of the way will be.

The trick on getting those rents up is to rehab with nice finishes, granite countertops, dishwashers, laundry, nice ceiling fans, nice paint.

It was renovated to have an open floor plan, new paint, recessed lighting throughout, and LVP flooring.

I instantly distrust sponsors who paint a rosier picture than the reality. 

This would be new kitchen, new master bath, full painting interior and carpeting.  

The condo has brand new flooring, paint and carpet,dishwasher and fairly new with a lake view.
