The FAA guidance requires a private pilot's license, a class two medical certificate, a spotter, flying no closer than 500' from a building or people, getting prior approval of all flights from 3 to 1 days prior to flight, etc.

Out in the mid west its a combination its either there is far more houses than people to live in them so prices plumment... or you have inner city issues with what called White flight and the areas turn into ghetto type slums.. its those areas were cheap homes are avalaible and investors who really don't know what they don't know get sucked into buying them thinking that rents will acutally come in on a consistant basis which just is not the reality ..

My goal is to live for 'free' and ideally cash flow (which I know is really unlikely in the Bay).My worry list:- I couldn't cover PITI on my own for long, if it came down to it- Wildfire smoke beginning to be an ongoing reality in the Bay - COVID eviction challenges (in the case a tenant loses a job and can no longer pay)- Old house; potential major repairs coming down the pipes- Don't love the idea of three people working from home in the main house- Concerned about flight out of the Bay Area and potential impact on housing marketIf I say no to this opportunity, my plan would be to house-hack in Portland, OR with SFR rent by room or duplex.

Buy a small 2 bedroom condo and rent one room to a family member or work colleague or a nurse or flight attendant.Interest rates are super low right now.Everyone is talking about inflation with the amount of money the FED is pumping into the economy....so you think, even on a $100,000 or $200,000 property a 1% rise in interest rates cost you $1000-$2000 a year for the 1st few years.

@Trevor Reed I have definitely considered Texas, primarily because from where I live in Paso Robles, Ca we have a few direct flights to Dallas, I love and appreciate the people and lifestyle of Texas as whole, and could certainly see myself relocating there full or part time one day.
