Since you mentioned Snoqualmie.....my only experience in the area was one of the most fun days of my life, at the Dirtfish rally car driving school.  

What are some areas to purchase in that have good school districts and will invite long term tenants. 

But I have sfh in b areas sharing schools with a areas.

Look at the job market, schools, and amenities.

Not sure why. the schools are all terrible

I love teaching but with coaching after school my days are 12-14 hours long.

With that amount of money you have an incredible opportunity to change countless lives by finding ways to give it away to causes/people that are important to you.At the end of the day you can do what you want with it because of the rule we all learned in grade school - "Finders, Keepers"Again, congrats on the huge score!

The apt is fully furnished so it has been pretty easy to keep students as tenants since it’s near the school.
