In that scenario - I would worry that our long term renters would not like that strangers are walking up their steps and entering the doorway 5ft from their front door every weekend. 

I figured the term would be exclusively licensed but I may be mistaken. 

the majority of even my national users are looking to keep cash in reserve and as such are looking to landlords to finance that TIA as additional rent at a return premium and then that extra rent bakes off in whatever term is negotiated.

You might spend a little more on the design but in the long run is worth it. 

I read this as someone using a short-term lens to focus on a long-term issue. 

Students tend to sign year-long leases, and if you price it right (maybe even rent by the room), you could see solid returns.

You lose all of the control and these are long term investments - but in my experience the returns match what I had on the active real estate and I am hiring professionals to manage the assets.  

Personally, I advocate for a long-term investment strategy and would recommend investing the funds, provided you are comfortable with the expected return on investment over time.
