Even if every Concrete crew was "legal", wages would pull them to other low paid laborer jobs such as landscaping, house framing, meat packing, etc, causing wages and cost to go up for new Self Storage Construction, let alone availability.Security Systems- yep sourced overseas, China.Interest rates going lower, but I expect Inflation to go higher.

My recommendation would be to put the deal under contract, then during your inspection period talk to everyone and anyone that is local that buys properties like this and ask them if they know the property or anything about it and ask them if they think it's a good deal.

The last thing you want to do is put a deal in a contract pay money for inspection and get an appraisal when you could have just ruled it out from the start with that.
