Lack of capital is my largest blocker to entering the real estate market right now, so less than 20% is appealing.

Just based on this number I would tell you it is a terrible market and Jason is completely inaccurate. cape and lehigh are poster child for massive subdivision built in the 50s 60s that market has been a yo yo ever since.. lot prices go down to 10k in lehigh when things are like now and then shoot up to 40 to 60k when you have a building boom like 3 years ago with outside sales influences. 

You are going to be thousands in the whole before you ever start and any cashflow you get from a rental will be eaten up in tax and corporate filings.

I always see people posting to stay away from D/F neighborhoods, but I don't ever see how exactly to determine that - I've read a breakdown of what each class entails, I guess I'm just looking for a tool that tells me that instead of trying to figure it out on my own in an area that is not well known to me. 

I'm reviewing my rental property insurance after having gone through issues with the first ever claim on my current policy, which we're finding out has poor claims service and lacks ordinance or law coverage.

They're paid by the job and if their performance ever decreases (which can happen - they're great for a time and eventually for whatever reason their quality, timeliness, etc declines) then it's easier to phase them out & replace them with a different crew. 

You can refi a conventional loan into a DSCR if it made sense, but not sure it ever would.
