I have actually managed to save up enough for multiple down payments around 20% as i have been here for 5+ years and not been able to qualify for credit (due to history length) so i have been pursuing the 20% conventional method initially. 

It’s rare that I use the desktop/browser version but that does have a few more features than the app and may be useful when getting set up initially. 

I needed to initiate eviction, but since rent payments were not an issue the eviction was time consuming and difficult.

Also, once you start the renovations there will always be change orders and you may end up paying more than you initially estimated.  

The only thing is that it's an ARM which I hadn't initially considered for my first property.

Initially Eric had said this was a 1 time fee for ALL properties, so when he called me back with 3 more properties and wanted to charge me for each one, that is where I questioned him. 

Initially, I didn't have much time during the day because of my job, but here's what I did: In the evenings, I spent 2-3 hours putting together a list of cash buyers I found on Google using the (Google Ninja trick I learned from realestateskills on YouTube).

@Jason Xenakis I think you just have to analyze a lot of deals in your target areas so you get quick at doing the initial analysis on a property.

This may be where your initial disconnect was.Something else to keep in mind is your entity structure and how your entities file tax returns.

I haven’t made my first initial purchase of a rental property but I definitely want to and have plans to do so.
