I don't know about you folks but I'm gleaning an inordinate amount of questions and thoughts about our industry than I've ever seen before; and not just on BP; Being more on the retail end of this biz often gives me the opportunity to witness the different trends that loom on the horizon over time.

If there is any part of you that thinks there is a market pull back on the horizon then I would sell. 

No therapy sessions on the horizon.

That's tough to say, but in the time horizon that I can calculate (~10y), I don't think I would sell. 

If interested in a self-directed IRA, Horizon Trust is a great company to check into.

If you know your time horizon on a B&H, IRR is meaningful; otherwise, it's a shot in the dark.

Therefore, it may not be unreasonable to set an adjusted time horizon for 10 years versus infinity especially since with a 1031 you can defer gains to another property.
