I can't speak for the taxes or how to handle that so ask your CPA when the time is right. 

It’s good that you guys know how to handle that right away but that really stinks for the people who don’t.

You must be careful because handling tenants is a very stressful process but can yield great returns and if your investment is in the right place you may make a good profit!
