I negotiated with the seller to replace the roof because my inspector indicated it had hail damage and would be a possible problem with the city inspector.

Hey Everyone, Been traveling around the net, since 1997 - in and out of one business or the other, online.  It was a wonderful time. But like any other business it has it's ups and downs.I think many of you will agree...

Here's an example why...if the HOA submits a claim to their insurance company for hail damage to the roof, and they have a very large deductible, and they do not have the financial reserves to cover it, they will need to do a special assessment on the homeowners.  

I am a mortgage lender and I work for my buddy doing maintenance, repairs, renos on homes from Haile to lower income.

(The roof is completely shot and has hail damage that our agent thinks their insurance could pay for).Is this the worst offer anyone has ever seen?

The wife and I both hail from Green Bay, WI, and this is where our investing will be taking place.

Story  on that is there was a hail storm and people were getting new roofs.

Dallas , as I'm sure you know has been hammered  with hail the last couple years, it's starting to take it's toll on insurance rates in the area.
