I want to increase the deposit amount and enforce rules on maintaining the property but i know i will have to be "gentle" with them because they've been allowed to get away with a lot of things that are outside the guidelines of their current lease with no consequences. 

As a fwiw, short sales are usually always long drawn out processes with lots of twists and curves.

Tamara I agree with you that life has many twists and turns and anyone can start at any age but bringing a good job, money ,credit and hustle to the table is still going to be the smoothest way in.Just my opinion.
