I was thinking about doing something like that for her to get my foot in the door.

I've seen this type of layout before what was done when the kitchen needed to be remodeled was a small piece of counter (maybe a foot or less was added on the other side of the stove with a cookie sheet type cupboard underneath. 

It might sound like music to your ears, but a lot of times they're just telling you what they know want you to hear just to get their foot in the door. 

In our area, you opt to no appraisal to get the house so you foot the bill for difference or losing your deposit. 

oh and stay off the MLS, there's never any wholesale deals on an MLS, not in a major market anyways.that's what I found in Charleston 6 years ago now.. rolled into town and bought lots for 20k each.. now they are 150 to 200k each.Love that town.. highly competitive but we have a really good foot hold..
