The traditional agent suggested doing faux hardwood flooring on two bedrooms with the carpet stain and keep the remaining carpet as is as it was still ok, repaint the walls a different color (instead of white), and other miscellaneous. 

@Austin Faux I think everyone is getting confused by me using a realtor. 

We have a couple of Victorian / Edwardian vintage house which have been divided into multiple units.  

It could technically be rent ready with $2-3k of work, but it would still be low end with faux wood paneling, sagging floors and an awkard layout.
