I think what I will do is get a letter from the home inspector saying it is salvagable, have neighbors sign a petition to keep it, and attend the environmental hearings and show progress on the work.

Also, is there a particular format that's commonly used for a "investment criteria" sheet, or is it sufficient to state it like this: Class: B or C apartment community (not already renovated)Number of units: 100+Cap rate: around 10% or higherHas one or more “Value-Plays”No structural problemsNo significant environmental issues

Some tenants are concerned about energy efficiency and some are concerned about environmental impact.

I live near an area that is constantly rumored to be bringing in a micro chip plant, as well an area that has gone through environmental turmoil.  

Subject to the environmental on the property coming in clean the deal appears to be more than likely to happen.I am looking for any advice and recommendations from anyone whom has purchased, operated worked on etc. an automated car wash.

He informed me I could call a private environmental consultant who could have it verified and mitigated or approved from the Army Corps of Engineering. 

I still leave salt out,  most of my tenants are environmentally aware so they aren't worried about concrete they are worried about it getting in the soil so I don't find huge dumps.  

From what I understand, it was probably raided just over a year ago, inspected and then put into this environmental hazard state and deemed illegal to live in until certain criteria are met.
