You know the definition of entrepreneur: Leaving a 40 hour a week job working for someone else so you can work 80 hour a week for yourself.If you're intent on creating financial freedom, I hope you're planning on working more than 4 hours a week otherwise you're delusional and you might reconsider your plans.

This company spends a great deal of money for advertising/reserving the space/paying staff to both organize and instruct attendees. 

My long term goal is to flip homes (3-4) per month making me passive income to support my family then giving me lecture time to pursue additional entrepreneur dreams.

I just  don't buy "how to skin the seller".Just saying, you might be able to  climb this hill, but few others will likely be able to regardless of what class they take or who gives short instruction, it's much more complicated than meets the eye.

Update - talked to our escrow officer - terms will be written into the escrow instructions - she's handling it all.

Right.I've been an entrepreneur since I was 18 years old, hold a real estate license for 12 years, and manage a few properties (ours and others) for the past eight years. 

Because after emailing the same to the lender, they instructed me to write it anyway for the file.
