It has an exterior entrance with stairs down to our screened in porch.

If I go with the 4/2, the 4th bedroom entrance would be via that short hallway off the kitchen that also contains the laundry room and a rear entry door, rather than through the master bedroom door in the living room as it is currently.  

If you can find a property with a separate basement entrance or can make an ADU, that would absolutely be worth it. 

There are 2 separate driveways and private entrances for each unit as well.

I have a rental house in Colorado which is a 3/2 ranch on the main floor and has the basement finished as a 1/1 with its own entrance. 

Does the basement have a separate entrance? 

We ended up finding a perfect SFR with a mother-in-law suite above an attached garage with a separate entrance.

Mostly looking at Louisville and Lafayette, for anyone who knows the area.Most SFH don’t have a separate entrance for their basements, and it seems quite expensive to put one in.

The current 3 mailboxes are set up in the entrance area recessed into the wall and protruding into my first floor unit's closet. 

We listed down some cons that we came up with and I'm wondering whether these would be an issue for possible renters in this area.Steep short driveway, no side walk on a semi-busy street, smaller living and dining area, listed as 3 bedrooms but actually looks like 2 and half bedrooms (doesn't look like it would work for a larger family), entrance to basement is outside.Pros are interior is fully newly done, smaller yard and driveway so less work (landscape and snow removal) and the taxes are lower, close to the train station and stores.Wondering whether I'm overthinking it or this is not how possible renters would view this as a possible home.
