Many of my tenants treat me like a credit card, as they all do from what i hear from other local landlords....in other words they are willing to encounter whatever fees accompany paying by waiting until their eviction day.

Originally from Texas (which gets an embarrassingly bad rap), I reel from sticker shock about prices here because in my head SFRs cost 80-150k and for that amount in San Jose, SF, or Oakland I couldn't even afford a nice double wide (ha!).
