I am embarrassed how complicated others are making this, it's actually very simple. 

Overall, just wanting to build relationships, even though as an Oklahoma graduate, I'm still a little embarrassed by Boise States iconic 43–42 Fiesta Bowl upset win over OU in 2007!

Honestly, it really is a friend of mine, it's not me asking like, "I have a friend who has this embarrassing rash..."

And, I really don't care at all but as someone who carries knowledge and has that much monumental success that bashes another individual to get a few laughs on his twitter space is childish and embarrassing. 

There are reasons for tax sales, no one wants the embarrassment of losing their home; loss of employment, a death in the family, illness, incarnation, social problems. 

@Joe Villeneuve  This is kind of embarrassing, since you seem to be selling real estate investment courses.Let's say I put in $100.

I've seen 1/2 baths counted as full...wrong sizes, wrong bedrooms, etc.Then ask for their comps.....investigate those....make sure they are good comps.A couple of years ago I got $40,000 or so off a $100,000 property because the appraisal district was ridiculous.They were using brick homes with garages vs my home that had no garage and was siding.They also had 3-4 year old pictures  that were beautiful and I had mine that showed not so nice.I also chastised them for using a google street view image, when they had not purchased commercial use license.Appraisal district was furious, but I think they don't fight fair....so I took up the challenge.I felt like review board was fair and maybe embarrassed by the tactics of the appraisal district rep.

So just know what your getting into.Yes, that was embarrassing. 

As everyone here told you - it's not great but not a bad deal at all even with you underestimating the repairs.I've done this mistake so many times it's embarrassing.

Or figure out another way to save $80 that won't embarrass your friend and take advantage of the restaurant.
