I have done this many times (too often in fact)  telling the lender that they may become liable in taking unnecessary actions that amount to punitive dealing destroying a borrower's credit, ability to borrow, loss of equities and displacing them when there is means to indemnify the lender from any financial loss.

If you plan to resell to an owner occupant & also keep the sellers original mortgage in place & take a spread, there is the risk that the new buyer can default in the future & destroy your sellers credit.

Your water bill should provide a usage history, and you can show this to the tenants letting them know any cost in excess of (average usage +X%) will be billed to them monthly.The real problem here being that the Tenant is going to end up destroying your W/D.
