We live within a mile of the beach, so moisture and mold can be a problem.

I'm brand new to REI, but have been listening to the BP Podcasts nonstop during my daily commutes and am extremely motivated to get going with this. 

We're planning on hiring a professional property management company to run the daily operations of the investment property as well as implement all capital improvement.The question is, can my self directed IRA invest in an LLC that I'm the managing partner?  

I am not close to Great Falls, but I work with investors daily in Bozeman, Paradise Valley (and Livingston), West Yellowstone.

Is there a foundation issue which is causing the water/moisture mold?

I should probably have at least 1 more full time employee (receptionist/bookkeeper) but my management software makes it extremely efficient when it comes to daily activities.

So if I saw a 20k plus daily traffic count on a 2 lane road and numbers are rising fast then I might think a road widening to 4 lane is coming sooner rather than later.
