It's a total crap shoot.Years ago I had a conversation with an investor that was doing multiple multifamily rehabs across the country.They found some states to be more difficult to control contractors and the red tape made rehabs take longer so holding costs were increasing.

Bad mistake, every seam seems to be coming apart. albeit, I think the installer was crap and I'm sure this has be a contributing factor.

I'm not looking for anything fancy, but I obviously want to avoid crap product.

I can see that there's a lot of "crap" with NPNs.

Current tenant can make the property look like crap or might not want other people walking through .

You can only do this by consistently sending good deals to people, not crap shells. lol

I am considering this property and know I must remove all the illegal crap and restore it to a garage.

I have researched the area. reputable companies have been buying up these cheap homes, they have paid up to 65k in some cases. this particular home is within a couple of miles from a recently bought property for 60k to sold within 5 months for 240k in the middle of crap for a lack of a better word. what are your thoughts??????

The guy had 3 warrants out for his arrest, and when we knew he was home we'd phone the cops and say 'Come and get him', but we got crap like 'Do you know his SSN and DOB' from the dispatcher.
