Connect with some local flippers/landlords in the DFW area, somebody will have a good guy they can send your way.Maybe some part of the condensers can be saved or repaired?  

It could have been condensed to a few chapters with a few charts and the life audit form in back.

Glass in four of the windows upstairs are broken, the others have a lot of condensation between the pains of glass.The window in the basement is also broken and the frame is rotten pretty badly.The upstairs aluminum do still work in regards to opening - do you suggest just replacing the glass?

To depreciate any thing else on a condensed timeline a cost segregation is required...it just often doesn't make sense cost wise on smaller units.
