That is located in a medium size town (60,000-70,000 pop.) that has a very decent military presence.

My question is, shouldn't these delinquent taxes, although not composing a lien yet, have been discovered prior to closing?

You would think that a company adjuster would the time and presence of mind to review each facet of a claim individually but I can tell you that I've personally handled over 3,000 claims in over 10 years of doing this, the largest being a 25 million dollar fire to a Chicago skyscraper, and only 2.5 of those years were in a capacity as a company adjuster.  

By nearby I basically i want to be within a 1-3 hr flight of the property in case my presence would be needed for emergencies.
