When you guys estimate costs, do you have a "minimum estimated rehab cost", meaning even if the house is in good condition, there's a good chance you'll have to do some touch ups, maybe some new paint or carpeting before you start renting it out?

One I could have rented as is, but I would have had to replace the carpet in a few years, so it made more sense to put in durable flooring sooner.

I just got done with a unit turn, where I opted to replace the carpet with laminate flooring, but the choice came then to which flooring to use, the cheap stuff at $0.75/sq/ft, or the waterproof and durable stuff at $2.50/sq. ft.
