In no way am I an attorney, just going by experience in plenty of these dispositions I've dealt with....but every state is different, every case is different, and often a lot of the trusts and such are set up wrong or never executed....for example trust is set up, but assets never transferred....or things happen like a car is put in the trust, car sold, new car purchased and not put in trust...so now that car gets divided based on the will, and not the trust documents.   

With the situation Im presently in, I have nearly 8k saved, My car is paid off, I'm going into college in the next 5 months expense free and I pay $300/month to help live with my mother who covers food, utilities, etc.

Hi @Cari Childers, the good news is that there are worse problems to have than not knowing what to do with hundreds of thousands of dollars in equity.The question really comes down to whether you can get $1,500 per month by investing that $125k somewhere else. 

David, I moved from NJ to the Raleigh area (Cary to be specific) just last year.

I am lucky that I have spouse that's more aggressive on the investment side than me, but my spouse wants me to keep purchasing STR/condo and I end up paying all the repairs and bills LOL ....so I am fine with that LOLRather than buying luxury car I would rather spend 100k adding decks and bathroom LOL
