Hey Greg,For most NNN leases, the landlord pays taxes, insurance, management, and CAM directly and the tenants reimburse the landlord a prorated share (based on their percentage occupancy of the building) of those expenses back to the landlord in the form of "additional rent".

Spend some time trying to come up with any possible scenario that could arise as crazy as it sounds and put it in the lease.If you are doing CAM charges be sure they are laid out clearly.

I've been on this board for 12+ years and I have never heard of an investor losing their investment because of a lawsuit, except for the rare occasion where a Landlord is egregiously bad (e.g. forcing tenants to have sex instead of paying rent).

What will the taxes be when it's finished.Have  you talked to an electrician to make sure enough electricity is available a the drop(s)/(service lateral(s)), for the new code requirements.A Sewer Cam inspection is always a good idea on older real estate--being there during this inspection with your own site map to make notes might be helpful...ask them how long it will take, and ask the to check if backflow prevention devices are in the sewer lines--they can prevent one units sewer backup from coming up into another unit.Good Luck!
