Hello all,I was looking at hiring someone to rent my property in Clovis, CA as a LTR.

The homes had no working smoke detectors (Huge liability in CAlifornia), he was under valuing the rent by over $300 on 2 of the properties, and the lease was a 1/2 page long with no rules for the tenant to follow.  

I live in California and most likely won't be able to do much here because of expensive prices.

Because you live in CA, I would also have an airtight agreement and probably not let them live in the property for more than 29 days or whatever the cutoff is for preventing right of tenancy.
