Build sleeping pods that are mostly soundproof (double walled construction) and ventilated. 

But make sure to build a strong core 4 if you invest out of state (deal finder, your property manager, your lender, and your contractor).5.

Beyond that, the joy of building something meaningful is priceless.3.Be prepared for isolation.

For example, in my market, we see MF building permits way down for the last 2-3 years.

My goal would be to build an investment net with passive income, de-risking the fact that I am the only earner.
