I am currently trying to rent out the other side but have been struggling to get a tenant, so I have been eating that whole payment for the last couple months (I'm bleeding out, may have the rents too high in this cooling market).

Insurance companies know this and provide you with plenty of coverage because they are in the business of making money, not paying out on claims. the odds of you losing a lawsuit so large that it eats up your insurance and your equity and bleeds into your personal assets is astronomically low and not worth spending brain cells on.

My wife went to visit her this weekend, and found out that her boyfriend has been verbally and physically abusing her: he swung his pants at her and the belt buckle hit her in the head and she required 4 stitiches, he threw a glass bottle at her and gave her a black eye to the point where it was swelled shut, and has also slapped her on multiple occasions.

Depending on the relative ambient humidity those cheap cardboard big box store doors swell & contract like crazy.I replace them frames & all.Good luck..
