You can get good rents at low entry points in some of these areas, but there’s the question of finding good tenants along with the downsides of being in a high crime area.

So, I’d be interested in learning how you limit you downside risk while still positioning for appreciation? 

I just installed a whole kitchen of IKEA cabinets, and they are farrrrr superior to the lower and even some of the mid level cabinets offered by Home Depot and Lowes.The downside is you have to assemble then, but they are much sturdier than the other big box store cabinets.

It's a business and the biggest problem I see people make is to treat wholesaling as a side gig.
