@Jonathan Watson  your correct inexperience in the space and he is simply pitching what he makes money at.. these assets as I have stated since the first day on got on BP 2.5 years ago.. are appropriate in my Humble opinion only for locals that want to scale a low end rental business... have the time to watch them like a hawk.. you will be hard pressed to break even with these if you have to pay 3p management turnover costs etc etc.

I don't think "a bad feeling" would be sufficient should they decide to press the issue and take you to court for discrimination. 

I'm looking into pressing charges because she will just continue with her next victim. 

My bet is that you will be hard pressed to make that much on a typical rental in todays market unless you score a good deal (to which they are out there - just few and far between).  

So this is a place where you might get a NO, but need to press on with the refinance.

you guys are the reason they now put them 15 feet up on the pole  :)    and or buy bus bench advertising or buy radio spots or buy the HWY signs  and TV spots .. i have seen all of those lately..  

You will be hard pressed to find these profit margins (investment based on 20% down / conventional mortgage) anywhere in the country.

I'm currently waiting for the appraisal to land before pressing the issue.

Hi Misty,Make sure you have your bank financing set up, that will tell you the percent you need to have down as well as other things.The Roofs and HVAC's may be a stumbling block for some lenders (I assume the parking lot looks like an Alligator) and it may also be an issue a lender wants solved soon after takeover.....What I'm saying is make sure you have a lender lined up who will press the go button on a property like this with OWC unless it's 100% OWC which is worth asking about (as well as length of carry = when you need to have it in lendable shape). just my 2 cents.
