If the houses don't currently have those improvements, then you may be able to negotiate those being done before closing by the seller, with an understanding that the cost will be added to the purchase price. 

You'd be adding a lot more living space that buyers & renters will value, even if it's not included as above ground living space.

I think it is a great idea to sell it as though it will be beneficial to them as their utilities will be coming down and value would be added to their living experience.

That might've been a mistake.On one hand, I would only be adding a roommate by addendum to the existing contract, which expires in five months, and they would be jointly and separately responsible for the rent.

Have you considered painted bead board as a cheap alternative for a back splash? 

Just run a thick bead of caulking around it and call it a day ,after all he’s the slob that’s gotta live there .
