Once they have set that amount, to then switch gears and offer to buy it for cash at a significant discount seems a bit awkward.

If anything were to go wrong it would make it an awkward situation for her and I work.

The landlord selling but wanting to remain in the property seems awkward.  

The layout of the house is very awkward as a single family and makes a lot more sense as a 2 family.

I agree with the psychology part helping on reading people and understanding how they work, but I too have social anxiety and can sometimes be a bit awkward when dealing with people.

For instance, if the garage is on one side of the house, and all other bedrooms are on the other side of the house, that could make for an awkward floorplan...similarly, if the bathroom(s) are on the other side of the house, and the person occupying the garage BR has to walk through the kitchen, living room, etc. to get to a bathroom, that could be awkward...
