It all comes down to getting the right mix of index funds for your time horizon and risk tolerance; you don’t have to pay a financial advisor crazy amounts of money to do that; in fact you could just invest in a lifestyle fund that automatically rebalanced in the time horizon you are looking at.As for an advisor who can do both.  

As an investor that has seen this type of financing again and again, I automatically knew that it was a commercial loan.

Whereas, if I bought "property only" flood insurance, the total rate would be a lot more.I don't understand it either.The contents portion was automatically added the year that FEMA redrew the maps and my overall cost went WAY, WAY down. 

What I’m seeking is a program that can put it all together automatically which I can manipulate.

Remember you can write a lease for a month a month tenant, the lease just automatic renews when they pay rent.

It automatically comes off usually but technology can fail us once and a while.

I  have heard of these automatic escalation clauses and sellers should be wary of them.

The lender will always project the FUTURE rent automatically ( they don't know if you will sell it or rent it after all so have to assume renting) and give you extra income at 75% of gross projected rent as qualifying income for the loan approval, even on vacant trashed properties.

If you can act automatically and sleep well at night  in that situation, you can mentally make it in the long run in this.
