I would recommend advertising on the usual platforms (FF.com, airbnb.com) with a focus on bringing value to the resident while also being very responsive to any business to business leads that come in.

The problem is, airbnb income is not considered "stable" so for qualifying purposes there isn't a way to project that accurately if there isn't any previous rental history for the property. 

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

Rabbu: Rabbu is a free tool to analyze STRs, but provides a significantly more conservative look than realized data, and tends to be less accurate than AirDNA.

None of these reasons are sufficient to justify a failure of fiduciary responsibility. 

You have to be responsible to get up every day and focus on your own goals.
