I would hate to buy a piece of land that looks great and then have the city say I can't build for x,y, z reason, discover that it has changed hands so many times because there is some major land issue, easement that isn't good for owners, ect and now I am stuck with a non-income producing piece of land that would be hard to sell.

I am a fan of providing options for the tenants, such as "you can sign a 1-year lease at X, a 2-year lease at Y, or you can be MTM at Z" and making sure all of the terms make sense for me.

I’m always so wary of low cost houses.Funny story, I moved into a rental my mother owns in Westport CT with my girl friend because I am working with P&Z on adding a 1200 sqft addition to pay a very low rent (at cost of the loan to build and it utilities) while we rent the existing residence out.It turned out that next door the owner was looking to sell, which is a duplex.
