Again, I often use a 50/50 mixture of water and Muriatic acid, but Simple Green is always my first choice.We clean everything including the glass windows, inside cabinets and kitchen drawers and we make every unit in pristine condition.All that cleaning is an expectation.The point to all my stories is I don't think you have much of a valid reason to sue your tenant.

i would paint the surface with any membrane like the one use in bathroom to prevent any of the pop corn falling off , then i would dry wall the whole area, good luck

There's truth to that- just like farmers pay their lobbyists to bribe the politicians to keep the corn ethanol subsidy, which doesn't help anyone but corn farmers(it likely hurts everyone else.)

I am wondering if there may be other options available to me in the way of maximizing my capital to secure financing for more RE purchases.Ideally I would like to build my portfolio as much as possible but I feel that my current capital can only stretch to one more conventional purchase and I will need to wait to save additional funds for the purchase of my next investments (hopefully coming from a mixture of my regular income and rental income).I am wondering if any experienced investors on here have any advice for someone like me and can perhaps suggest some "outside of the box" methods of RE financing that I may not be aware of.If I was to go with another conventional mortgage I would most likely use the same lender.
