I have worked in healthcare for 26 years doing imaging...i.e Xray, Cat Scan and now Vascular Ultrasound....have a good work ethic and rarely call in sick...LOL. 

(Appraised for $140,000)After seeing how crazy the market was and knowing we would need to pay back our healthcare subsidy because our AGI would be increasing with the sale of the first house (health subsidy ~$10,000), we decided to sell a second property that we purchased for $65,000 2.5 years ago with 14,000 down (loan payoff 42,700).  

You could do vacation or as others do here, check the STR threads, rent to traveling healthcare professionals.

We also have the same tenant base most other cities do with working class individuals working in healthcare, food service, automotive, education, etc.

Job Growth: I've heard that healthcare jobs are growing. 

I see small tech companies and great advancements in health care jobs but there's not much on the financial sector and I think we need growth on our tech industry considering we have great people here.

My day job is in healthcare finance, so this is totally "Information Overload", but in an exciting way!  

This rolls the tax one would have originally paid on the sale into the new property, deferring it until the sale of that property, unless that property is exchanged again.The tax can be quite significant, for example here in California our capital gains tax rate can be 30-40% of the gain (when you add up the federal and state capital gains taxes, depreciation recapture of 25% and the possible health care tax).

Is there some health care law that precludes me from enforcing the lease provisions?

@Shannon K. and @ Steven Payne,thank you kindly for your votes, but the credit goes to @Marcia Maynard (our resident ADA, low income, healthcare, communications guru ). in a previous thread about how to get rid of smoke smell, she mentioned the vinegar bowl method used successfully with her piano performer husband.i just improvised on top of that with a dog house/basement (since bleach would have me faint in that relatively confined space). no smells reported for 3 years
