Most people on here think the 3 properties is a horrible way to go but there is a group that goes this way and there is the group that starts off the 9 property way but then stops and focuses on paying them off to be in the little to no debt group and enjoy huge cash flow without as much work and never worry about making a mortgage payment or worrying about having the cash to buy a new roof. 

I've personally enjoyed success in Northwest Philadelphia, particularly Mount Airy.

It 100% depends on your goals.not to be facetious, but if you are asking because to watched a YouTube video, the answer is I would not get into STRsif the purpose is you have long term goals of investing in real estate, you enjoy hosting, and you want a place near your daughters college for when you visit, the answer might be that it’s great.it’s a mature market now.

The $5,000-20,000 profit if you sell isn’t much to work with, especially given you would need to move back into somewhere.If you like where you live, my vote would be to sit still and enjoy your current house.

This has made property management much more enjoyable.

In the end there are many ways to make money in real estate you just have to figure out what works for you as well as what you enjoy.
