@Kristin Boekhoff what's most important is to create a system you can follow 90% of the time or more. 

They claimed the compressor was overworking, used an outdated refrigerant that’s no longer available, the indoor coil had a cracked pan, and the system was beyond repair.

I am getting really into code, building systems, job cost, etc.

My best advice is to work with a realtor who is also an investor and can easily plug you in with their systems and network of GCs, lenders, and PMs.

Plus they have pretty nice tiered system that let's you add on as you grow.I've used REI Blackbook and REI simpli for real estate stuff I preferred REI Simpli.

This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees. 

So say he grabs whatever, that he talks in hyperbolae (which he does), that he's taken advantage of the system (as he admitted when debating Hillary and pointed out they made the laws he just used them), he is still NOT a Communist......
