Property taxes are really pretty cheap in NV, especially compared to TX.

I would make it a ROTH if at all possible.I have bought distressed properties cheap and fixed them up with Solo401k money.

When justifying the rental income you're supposed to make, they selectively handpicked the condos that rent well in the city (but don't have that issue) and don't show all the similar condos that rent for cheap.

I eventually added to my porfolio buying in cheap markets in the Midwest and after a few years I saw first hand that my properties that were initially cashflow negative had far better returns than my rentals OOS that were cashflow positive on paper from the get go. 

I recently started to have an interest in houses in Philadelphia and I noticed that there are some cheap houses there with squatters. 

That sounds incredibly cheap. 

my initial inclination is in line with both of yours: it's a slightly upscale community, property + type of traveler, so i would prefer a focus on making it great vs making it, in essence, 'cheap' per head.+ yes, that was also my initial reservation: a house that is filled with a bunch of beds is not a very interesting space.thank you for sharing that this isn't necessarily a mistake or the wrong way to go to build it out with a focus on design/experience more than utility.

I saw some of your previous posts, so I'm glad you're getting closer to your first.I think your rent sounds pretty cheap between you and your fiance now, but I also don't know the COL in your area.Maybe if you found something comparable in price or slightly less, then it could still math out, because you'll be benefiting from appreciation, loan amortization, and potentially a housing expense decrease over the long term even if slightly.
