The investor needs to A know what they are comfortable with and B run the numbers. 

Just my opinion....I have a lot of clients come to me with certain notions on what may be the best way to market....I fixed a leaky shower head once.

These transactions are the ultimate two no-money-down deals, and I have seen this often.Forever put out of your head the notion that you need cash to be in this business.

I mean, a purchase today which is underpinned by the notion of CAP Rates compressing further is kind of gamblish...no?

The notion that he needs to be an LLC in order for the loan to be investment in nature is not true.

There's nothing wrong with that imo, and the entire field of consulting exists on that notion.
