I'm not sure how to articulate it but, basically this bit of knowledge saves me a bunch of time and kind of surprised it hasn't come up in any of the books, articles, or videos I've been learning from.

Hello anyone and everyone, I am new to the real estate scene but I have been reading books and learning through podcasts for the past year in my free time.

I help a buddy of mine manage his property in Blairsville which sits on the Nottley river, he only uses VRBO and is basically booked solid.

Every book and podcast has been checked off.I am finally ready to dive into it, slowly…I belive I am a buy and hold kinda girl and house hacking is where I will begin.I’ve went backwards than most I am 45 but now my kids are grown therefore house hacking is do-able.Honestly I could house hack forever, but I have a boyfriend of 10 years.Eventually it will be time to make a move together….Thoughts on my ideas please and thank you SO much!

Here are some simple steps to get started (that I found to be helpful)...Learn: Read up on books, listen to podcasts, etc. 

I've learned a few lessons the hard way but I landed here while listening to "The Book on Real Estate Property Investing" by Brandon Turner.

I am just a few months away from publishing my DIY Landlord book. 

What steps can we take to ensure a better experience and maximize bookings?

I will definitely give me the flexibility he needs, but if I can point him to the right resources, that would be even better.For the STR: I have 2 1-week bookings, one in Oct and one in Nov.
