I recommend another group in southern Mass for the same reason, Black Diamond REI.

I've been investing for 15 years mostly long in the market until going short last year and have run small businesses through Four Black Swans incl. this one and have to ask some Qs: how much cash can you afford to lose let's say up to 60% on?

I suspect some of this does happen.I was looking at a really messed up property on foreclosure sale - black mold everywhere.

There is so much nicotine on the ceiling that it is running black streaks down the wall.

After purchase and getting inside it was found to be full of black mold and salvage from a realist perspective.

Needs work but new light floors, paint all that black woodwork to white, privacy fence etc and she could shine.  

The cash flow number is so close to $0, that for the sake of argument let say it is $0 since some months it will dip negative and others will run into the black.
