Nice job & good catch thinking outside the box per se.We have a local woman who has an seasonal RV/Trailer park & she picked up several of the Amish cottage style sheds rehabbed them & rented them on a daily/weekly basis as 'cabins'.

I would try first contacting the woman you normally speak with; let her know that she's responsible for everyone's actions since she's on the lease, and that it's in her best interest to have a group chat with them so they understand the rules.

I'm sure when the ex Realtor sees a $150,000 sale she'll tell the lady she could have easily sold it for that instead of $170,000.But then she'll find out the poor old woman was scammed for $112,000 and you'll be talking to relatives or adult protective services.

The biggest red flag for me is the fact the woman there said something else was causing a leak and gave specifics of the cause and it fits the damage and time frame.
