This is likely your highest valuation, but it needs to be positioned appropriately for sale, and a good listing agent will be useful.It is alternatively a straight investment property that would probably sell at a 9-11% cap in a "nicer" area as you describe this, but your local market will dictate this number, there is wild variability from market to market.

I can see it now...the tenant posts pictures of that wild party...ya know... the one that put those holes in the walls and busted out the patio door.I would be ok with email, but only in the form of reporting issues, not for spreading the latest virus alert and joke of the day.

Our first and only flip: we bought a foreclosure, closed on a Tuesday, on Friday a lady knocked on the door while we were painting (we put a FSBO sign in the yard day of closing), said her moving van is on the way from out of state, her house purchase fell through, she'll pay all cash and could we have it finished and closed by the next Friday?
