If you walk away with anything, put it in a CD or HYSA until you're ready to make your next purchase.

I would find yourself a better inspector and bake these things into your deals or walk away. 

There is a dilapidated, unoccupied duplex in my local town (literally a 10 min walk from my home) and it is by a cemetary.

And than video, should always have a walk through video tour, a decent one, not some shaky running around spinny spinny thing.

With the expenses where they were at, and the purchase price being higher than I would want it, ultimatly I had to walk away. 

While they seemed nice enough during the walk throughs, I could sense that they were not going to be particularly happy to have a new landlord coming into the picture and kicking one of them out.  

For at least half of nearly forty years life I've lived and invested in property within a block or short walk to the beach in South Florida, Southern California, Southern Oregon and Northern Baja Mexico. 

That can be a real problem. any idea someone can work around that or it is best to walk away from the deals if the owner doesn't want to take on this battle?
