I don't think they can do a transfer for him unless it is a joint account or the bank essentially lets them because they have shown a POA.

Lol) After reading your recommendation, I think I'll open a savings account linked to the business checking and just do automatic transfers each month. 

A 2% transfer tax amounts to $5,815 being paid by each buyer and seller.   

The buyer transfers the property over to their name but keeps the mortgage in the name of the seller, continues to make the payments, takes on full responsibility of the property, all repairs, maintenance, etc.. 

I am aware AirBnb does not allow you transfer reviews; That's another topic for another day.
