I totally get it—starting in STR can be tough, especially when cold calling and emailing aren’t working.

These focus less on personal income and more on your business cash flow or the projected rental income of the property.If you have a rehab project, you may want to start with a hard money loan and refinance into DSCR once you are done with the rehab. 

However, the City initiated the "Buy Into Baltimore" open bid program (which we're interested in participating) through which you can bid/buy city-owned abandoned/vacant properties for redevelopment/resale.The problem is, there are so many blighted neighborhoods in Baltimore, it's tough to know where to start.

If the property fails to meet our criteria, we're out of that money and must move on to the next project.

In each instance, fault was on person B (Yourself in this scenario) and NOT on person A who the tree trunk was on there property but limbs overhanging neighbors, AS LONG AS they had readily allowed and made no conflict to person B cutting out/down whatever was projecting onto there property line. 

I'd like to see the templates others are using to accurately project Cash on Cash and Cash Flow. 

Specifically, creating a property project timeline for work that needs to be done and when to prioritize XYZ.

After some minor maintenance projects and improvements, have had very few issues and cashflow has been slightly better than expected.
