Management- evolve sucks, get a really good manager that has a team to support both them and you.

Your success is much more influenced by how well you play in a market, how good your team is, than by picking a marginal better market.

Having a solid team around you like agent, lender etc.

Do you have internal teams for each market?

I have comfort that their legal team checked off the necessary boxes. 

The Sponsor: Track record, their experience in the asset, their assembled team, any full cycle deals.

But this is the property that needs the most attention as far as making little price adjustments, top notch guest communications, great team on the ground, etc.Adding a theme to one or more rooms is a must.

Only buy deals you can execute (you nearly have the team and nearly have the knowledge).
